Lighting & LED Installation

LED that actually works in Deal homes.

Downlights are the recurring job. Two things go wrong. First, the ceiling above is now insulated to 270mm of mineral wool - and every downlight punched into it needs to be fire-rated (30, 60 or 90 minute depending on floor construction) and IC-rated (insulation contact permitted). A non-IC-rated fitting under 270mm of quilt overheats, the thermal cutout on the driver clicks in, and the light strobes or dies. Second, the driver is spec'd for the wrong load. A dimmable LED loop on a leading-edge (TRIAC) dimmer designed for halogen will flicker; you need a trailing-edge dimmer sized for the total DC load.

We spec fittings that survive the Deal reality: Aurora Enfiniti, JCC V50, Collingwood H2 Lite, all IP65 fire-rated. Drivers matched to the dimmer. Loop sizing that keeps every driver within its rated range.

Kitchen lighting.

Under-cabinet LED strip on a separate driver on a switched loop. Not on the same feed as the dimmable ceiling loop - mixing constant-current and constant-voltage drivers on one dimmer is a classic flicker cause. We size the strip driver to the total run length plus 20% headroom. Colour temperature 3000K in a warm heritage kitchen, 4000K in a modern white kitchen, on request.

Bathrooms and zones.

BS 7671 zone rules matter here. Zone 0 (inside the bath) - only SELV 12V fittings at IP67. Zone 1 (above the bath to 2.25m) - IP44 minimum, low-voltage, RCD-protected. Zone 2 (600mm from zone 1) - IP44, 240V acceptable. Outside zones - normal fittings, but the whole circuit RCD-protected. Deal seafront bathrooms in unheated old-terrace back extensions run humid; we spec IP65 in zones 1 and 2 as standard, not the minimum IP44.

Garden and porch.

Salt exposure is the killer. Standard IP44 garden lights on the Kingsdown clifftop or the Deal seafront corrode inside two seasons. We fit IP65 minimum, marine-grade stainless fixings not zinc-plated, and drivers housed in the porch not exposed. Bollards for path lighting, downlights under eaves for wall-wash, uplights for the Georgian brickwork.

Heritage switch plates.

On a Middle Street or Beach Street Georgian rewire, the finished look matters. Antique brass, polished chrome or matt bronze plates from Corston, Buster + Punch or Focus SB - fitted to standard boxes, wiring to the same BS 7671 spec as anywhere else. The plates cost more; the wiring costs the same.
