Why local matters
Deal's housing stock skews old. Georgian terraces on Middle Street, Beach Street and Farrier Street with the meter position often set into the party wall, tight risers and no floor void. Victorian and Edwardian semi-detacheds up London Road and along the West Street corridor with lath-and-plaster ceilings that don't take modern downlight cans without a chased trunk. Post-war Mill Hill semis and chalet bungalows that were rewired once in the 1970s and never touched since. And a growing weekender market with second homes on Middle Street and Beach Street wanting solar, battery and heat-pump-ready boards.
The salt matters. South-easterly Channel winds carry chloride onto exposed metalwork on the seafront and along the Kingsdown clifftop. External sockets, EV charger enclosures and consumer units in unheated porches all corrode faster here than three miles inland. IP65 outside, IP44 in the porch, stainless fixings not zinc-plated, and re-torque every EICR.
Conservation area?
Deal and Walmer sit across seven conservation areas - Middle Street (Kent's first, 1968), Upper Deal (appraised December 2019), South Barracks (1997), Nelson Street (2017), Upper Walmer (1977), plus Kingsdown CA (1970, extended 1994 and 2016). Dover District Council also runs 55 Article 4 directions across the district that remove permitted-development rights on front-facing works.
