The Georgian seafront constraint.
A Middle Street or Beach Street Georgian terrace has three EV-charger problems the average suburban semi doesn't have. There's no off-street parking on the front. The front elevation is a listed or conservation-area-controlled facade. And the meter is often in the party wall, on the far side of the property from any potential rear parking.
The result is that a straightforward driveway wall-mount, which is a two-hour job in Mill Hill, becomes a route-planning exercise on the seafront.
Consent path.
Middle Street conservation area was Kent's first, designated 1968. Dover District Council's conservation officers assess EV chargers on:
- Location. Rear elevation almost always preferred. Front elevation on a Grade II listed property will usually be refused.
- Colour. Charger enclosure to match the render or brickwork. Bright white plastic units are unlikely to get consent on a listed frontage; matt black or bronze wall-mounts are more likely.
- Cable visibility. Buried or trunked cable runs preferred; exposed clipped cable on a Georgian frontage is a common refusal reason.
- Bollard vs wall-mount. A discreet bollard at the driveway kerb-line is often the compromise where the wall is visually protected.

Cable routes.
Where the meter is in the party wall and the parking is on a rear lane (Deal's classic "rear service road" pattern), the cable route usually runs internally from the consumer unit, through the utility or under-stair cupboard, out through a rear render at low level, along a rear boundary in armoured cable, up to the charger enclosure. Total run lengths of 15-30m are common. We size cable for volt-drop over the full run - a 5% domestic budget on a 32A load at 30m needs 6mm² SWA at minimum, sometimes 10mm² depending on ambient and grouping.
DNO notification.
UK Power Networks Southern is your DNO for Deal, Walmer and Kingsdown. Any EV charger install is notifiable:
- G98 (fit-and-inform) for single-phase installs where per-phase current does not exceed 16A, or where load management dynamically limits to 16A. Most 7.4kW / 32A units qualify only with active load management.
- G99 (prior authorisation) above that, or for any three-phase install. Assessment takes 4-12 weeks depending on network conditions.
Cost band on a seafront job.
A typical Georgian-seafront EV charger install with a rear route lands £1,300 to £1,800 depending on cable length, chased vs surface routing, and whether the consumer unit needs additional capacity. Add £250-400 for DDC pre-application drawings if the consent path needs them. Straightforward driveway installs elsewhere in Deal or Mill Hill sit at £850-1,200.
