The salt reality.
South-easterly Channel winds carry a measurable chloride load onto every exterior surface within a couple of hundred metres of the Deal seafront and the Kingsdown clifftop. Chloride accelerates corrosion on ferrous metal, zinc-plated fixings, unprotected copper terminations and even some aluminium enclosures. The result is:
- External socket faceplates go green and pit within 12-24 months.
- IP44 outdoor lights corrode at the gasket line and let water in within 2-3 years.
- Consumer units in unheated porches condensate and terminations lose torque annually.
- Zinc-plated fixings on external metalwork rust visibly inside a season.
- Garden 12V lighting transformer housings fail early.
What we spec for the seafront.
External sockets and outlets. IP66 minimum, not the "IP44 outdoor" minimum. Marine-grade polycarbonate enclosures with silicone gaskets that don't degrade in UV. Weatherproof cable glands. Terminals brushed and torqued at every EICR.
External lights. IP65 minimum. Marine-grade stainless steel casings on premium fittings; painted die-cast aluminium at the mid-range. Drivers housed inside the property or in an IP66-rated enclosed junction box, not integrated into the fitting exposed to the elements.
Consumer units. Never in an unheated porch, garage or outbuilding on the seafront unless a heated enclosure is spec'd. Move the board inside the heated envelope. Where relocation isn't possible, we torque all terminations to spec every EICR and photograph corrosion state.
EV chargers. IP66-rated units with marine-grade stainless mounting brackets. Not zinc-plated fixings under any circumstances. Cable glands appropriate for the cable diameter, not rebated with tape. Enclosure colour resistant to UV.
Bonding and earthing. External bonding conductor connections in weatherproof junction boxes, not exposed terminal blocks. Regular verification on EICR.
Kingsdown clifftop.
Kingsdown properties one street back from the clifftop still get significant salt exposure, particularly on south-easterly winds. Externally exposed metalwork within about 50m of the clifftop treats as seafront-spec. Beyond 200m inland, standard rated kit is acceptable but higher IP ratings are still preferred on external circuits.
EICR schedule for coastal properties.
Every EICR on a Deal seafront or Kingsdown property includes explicit inspection of:
- External socket enclosures and faceplates for corrosion.
- External light fitting gaskets, driver housings and cable glands.
- External bonding conductor terminations.
- Consumer unit terminations for torque and discolouration.
- EV charger enclosure gasket and cable gland integrity.
